Exterior

Villa dei Laghi has an ideal location in a quiet rural setting between two lakes. It makes a great base for exploring Southern Tuscany and Umbria; Cortona, Orvieto, Perugia, Assisi, the lake Trasimeno and Todi are all easily reachable. As well as these more known sites, the small medieval “jewels” of the area such as Chiusi, Paciano, Castiglione del Lago and Città della Pieve, for example, are full of charm and especially recommended.

With the extensive renovation of the property the owners have created two independent units, one for each floor: the ground floor sleeps 6, while the first floor has room enough to accommodate 4 people.

A paved and covered terrace flanks the entrance door and has been furnished for al fresco dining. Beyond is the large, well-maintained garden of lawns, and typical Mediterranean flora: herb bushes, roses, lavender and olive trees, a real delight for the senses with exquisite colours and delicious scents. The swimming pool (5 x12 m) is equipped with sunbeds and deckchairs at its side- Ideal for a refreshing dip as well as for relaxing and admiring the beautiful surrounding landscape, with the lakes and the rolling hills of arable crops and fields of sunflowers as well as the Appenines in the distance. A circular stone bench has been created around the old tree at the garden´s centre, a special feature offering a pleasant shady seating spot.

Interior

Very recently restored the owners of this splendid villa between Tuscany and Umbria have been careful to respect the original structure and features of the property and combine them with an attentive use of light and colour for a more contemporary feel still with plenty of character.

The five bedrooms all face the garden and look across the fields, lakes and mountains beyond. All have been beautifully decorated with luxurious fabrics and furnishings and an elegant style which will appeal to all. On the ground floor guest can find one master bedroom, which has a queen-size bed and is an en suite with a bathroom fitted with a large Jacuzzi tub for the ultimate comfort. The second bedroom is a twin and has two single four-poster wrought-iron beds. This room also has its own en suite bathroom with a shower. The third bedroom also has a queen- size bed and its bathroom with shower can be found adjacent in the hall.

The large eat-in country kitchen has a lovely rustic feel, especially due to the wooden beams and large central table seating six. The kitchen has a fireplace, is equipped with all modern appliances including a microwave and dishwasher, and also a traditional-style pizza oven. Next door is a utility room which has a large fridge-freezer, washing machine, iron and ironing board and another sink.

The villa also has a very large open plan living and dining room. Three sofas form a cosy area around the central focus of a lovely fireplace. The room also has a desk and chair and satelite television and the other half of the room serves as a second dining area, with a slightly more formal feel than the kitchen. The table can seat up to eight people. 

On the first floor there is a double and a twin bedroom, each equipped with its full bathroom with shower, and a large dining/living room featuring a quaint eco-fireplace.

Included in the price are mobile fans for the bedrooms, independent heating, private parking, a mid-week change of towels and a hamper of local delicacies. Furthermore the owners will warmly welcome and assist you with all your needs with professionalism and friendliness.
